I begin by carefully inspecting the property and provide a custom video with voiceover inspection and inventory to assist in developing a list of suggested improvements that will provide the most value for the money.

I hire and coordinate all subcontractors necessary to get the work done, choosing from my list of proven, licensed and insured resources that includes everything from mold abatement to plumbing to hauling services. I prepare a custom video with voice over used as an inspection and inventory tool; as well as to assist in preparing a marketing plan.

Finally, I’ll hire an interior designer to complete the finishing touches, such as selecting paint colors, new fixtures, etc. (as appropriate).  And the best part? I do it all. I coordinate all work and be present for all inspections, appraisals, tours and repairs. Once the property is ready and on the market, I maintain the property as necessary, including watering lawns and securing the property from any unwanted entry.

You can think of me as your personal “house flipper”—but instead of keeping the profits like those folks on HGTV, you benefit from the work I oversee with a higher sales price! Being an owner/builder has taught me how to apply creative solutions to remodeling problems, without breaking the bank!

This tenant occupied single family house in the Santa Fe district of Oakland had been treated roughly. We removed the contents in accordance with city protocols, refinished the hardwood floors, painted and virtually staged. All services I provide for all of my clients.

The kitchen had seen better days, as the focal point of the home we needed to do a complete remodel. Gutted to the studs, new custom cabinets, Buddha stone counters, subway tile backsplash, stainless steel appliances, stone floors and new lighting. We did keep the vintage O’Keefe and Merritt stove. Also added is a buddy bar space for casual meals and doing homework!
The backyard was a shady, unused space. Now, the custom built in bench with ergonomic curves and open space make it a natural gathering area for family and friends.
…just all part of a days work.
We coordinated the entire job and the “Bank of Michael” advanced the funds.

This home at 2516 Etna Street had a 50 year old pink paint job, missing accents and railing. The same family owned it since 1908. The interior leaded glass, tile, cove 9′ ceilings and picture rail details were intact. The curb appeal created was essential to increasing traffic and offers.
